The main house is Grade Two ‘Star’ listed, with some parts dating back to the 15th Century.  Rooms in the main house are quite quirky with low beams, uneven floorboards, bowed walls and sometimes clunky plumbing (!) We are continually renovating and updating rooms, at the same time retaining the original character of this historical house and therein lies the charm of a stay in one our themed rooms.

The modern stable rooms have the benefit of being on the ground floor close to our spacious garden and steps from the main house where you will find comfy lounges, the very popular ‘honesty bar’ board games and free DVD library.

Breakfast is served in the historic wood-panelled Quadrant room.

The Stable rooms are in a seperate annex near the garden.  They are on the ground floor and each has its own little patio area with seating.

Stable room One is the largest in that catagory and has a a walk-in shower as well as a wonderful Spa bath.

In the Main House: The Mumbai and Shanghai rooms are our smallest double rooms, ideal for a couple staying one or two nights and perfect for single occupancy.

All top floor rooms have some low beams (ouch!)

The Tokyo and Cottage rooms each have a ‘day bed’ allowing for a third guest.  There is an additional charge for a third person and also when used as a twin room.

The Marrakesh suite consists of two rooms, each with a shower room. The ‘day bed’ in the second room provides comfortable accommodation as a 2nd bedroom for either a 3rd guest or as a spacious twin room.  There’s also an option of an additional  Z-bed for a child aged 6-12 years (you must enquire at time of booking).

There is an additional charge for a 3rd/4th person and also when used as a twin room.

This suite also boasts a private balcony and private exterior entrance.

What does ‘Flexible’ mean?

Stable room 2 and 4 have custom-made ‘zip and link’ beds with luxury mattress topper; these SUPER KING-SIZE beds can be made into twin beds if required.

There’s an option to interconnect the adjacent room, thus providing a spacious family suite with two twins and a double bed. (Children 6 yrs. or older only).  On the website you would need to book stable room 1 with stable room 2, or stable room 3 with stable room 4.

Please be sure to let us know if you wish the ‘flexible’ rooms to be made as TWINS if you require that option.

Accessibility: Due to the nature of our building and its grounds, it can be challenging for those with mobility restrictions. We have steps and stairs, narrow passages and uneven surfaces.

The stable rooms are on the ground floor although the gravel paths may present some difficulties for wheelchair users. A member of our team can assist wherever possible.

A shower seat is available for guests who are less able to stand in the shower.  We are happy to provide one upon request.

Paris, Mumbai and Shanghai rooms are on the 2nd floor accessed by a narrow, sometimes steep staircase.

Breakfast: Your room rate includes breakfast which comprises a selection of cereals, yogurts, freshly made fruit salad, thick crusty toast with preserves, freshly baked pastries and a cooked Kentish breakfast using local products such as homemade sausages, free range eggs and fresh milk from local farms.  There is also a ‘Daily Special’ which could be ‘scrambled eggs with salmon’ or a similar delicious option.

Our focus is on quality, but you definitely won’t start the day hungry (except of your own accord!)

We provide gluten-free cereals, bread & sausages,  lactose-free and non-dairy products.  Vegetarians and Vegans are well-catered for.

For early departures we offer a Breakfast Bag which is packed full of delicious items: ~freshly made fruit salad ~ a sandwich of your choice ~ fruit or soy yogurt ~ fruit juice. Please let us know by 18.00 the day before departure if you require this option

Children: We welcome children six years of age and older.

Check-in and Check-out Times: You are welcome to register as early as 11:00 although you may not be able to access your room on arrival.  With prior notification we endeavour to have your room ready as soon as possible.  We guaranteed that it will be ready by 14.00.  If you arrive and your room is not yet available for check-in we will look after you, your bags and your car, but you must register at reception first.

Check-out is at 11.00. — On occasions we can permit cars to remain on the premises until midday. Ask for an update when you check out.

Group Bookings:  Reservations of FOUR or more rooms are considered *GROUP BOOKINGS and cannot be processed via our ONLINE reservation facility nor via any third party website (such as Booking.com etc).  For all GROUP enquiries please contact reception on 01227 472185 or email: reception@houseofagnes.co.uk.

Location:  We are located in the heart of Canterbury, close to Canterbury West railway station and directly on St Dunstan’s Street.  Some city noise is inevitable but everything is done to reduce it to an absolute minimum: secondary glazing AND high density insulated walls are in all main house rooms.

The Stable Mews are not far from a railway line but have been constructed above and beyond the HIGHEST specifications for noise and insulation. Trains are infrequent and do not run at night – just in case, earplugs are available from reception… most convenient for snoring partners!

Languages:  We speak French, German, Portuguese.

Mattresses and Bedding:  Our beds have the highest hotel-quality mattresses. Most have super comfy ‘mattress toppers’.  All mattresses have natural cotton mattress protectors.  Duvets are down/feather and you will find two down/feather pillows on your bed as well as two synthetic.  Let us know at the time of booking if you require synthetic bedding only.

In warmer months we replace 10.5 tog winter duvets with lightweight 4.5 tog summer duvets.

Parking:  There is on-site parking at a cost of £10.00 per stay.

We have two (3-7 KW) EV Charging Stations onsite.  The fee for charging is dependent on useage & should be pre-booked.

We can only permit ONE vehicle per room. Vehicles exceeding 220 cms in width and 220 cms in height will NOT fit through the ancient driveway, however there is a multi-storey car park just 2 minutes walk from our doorstep.

Pets:   Other than seeing-eye and support dogs, your lovely furry friends are not permitted to stay at the House of Agnes.  However can advise you of other B & B’s in Canterbury that accept animals.

Prices:  You will always get the best rate by booking via our own website or by calling us.

Weekend & Bank Holiday rates are higher than weekday rates and also vary according to time of year. Many rooms at weekends & high seasons are available for a minimum of two nights only.

Bargains can be found when booking a 3-night midweek stay and during off-peak periods November – March, with rates being up to 20% lower than peak rates, these are published on our website but please call or drop us a line if you have any questions.
